Buying a wooded Shores lot? Read this before the pad quote

The Shores was platted decades ahead of its build-out, which is why infill lots here still trade at prices that make first-time builders possible — and why nearly every one comes wooded, usually with mature laurel oaks, slash pines, and a scrub understory. A typical quarter-acre Shores lot clears and grubs in the $2,000–$6,000 flat range depending on tree load, and the quote states clearing vs. grubbing explicitly — your slab contractor will care about the difference even if nobody's mentioned it to you yet. One Shores-specific reality: the sandy scrub sections carry gopher tortoise burrows more often than anywhere else we work. We walk every lot for burrows before quoting; an active one means an FWC permit conversation before machines roll, and it's far cheaper to know at the estimate stage than at the stop-work stage.

The laurel oak clock is ticking in the older sections

The Shores' earliest-built sections now have laurel oaks pushing 50 years — right at the end of the species' safe lifespan. After every storm season, the tree services come through and the stumps stay behind, sprouting their stubborn rings of shoots. We run multi-stump volume pricing through the Shores constantly: if your street just went through a take-down wave, it's worth knocking on two neighbors' doors and splitting a truck visit — everyone's per-stump price drops.

Backyards, fences, and the machine that fits the gate

Shores lots are neighborly-close, and half our calls here are inside fenced backyards. Our grinding equipment fits a 36-inch gate, and mulching jobs on double-lot properties (a common Shores setup — people buy the lot next door for privacy) get done without disturbing the trees you kept it for. The lot next door staying wooded is the point; keeping the palmetto from marching under your fence is ours.
