Near the river, the rules change — respect them

The Rainbow River is an Outstanding Florida Water, and parcels near it — Rainbow Springs, the riverfront runs, the lots off the 484 corridor — carry vegetation and buffer rules that plain-vanilla clearing crews either don't know or don't mention. Clearing to the waterline is how property owners end up in code enforcement hearings; a proper riverside job works with the buffer, opening view corridors and usable yard while leaving the shoreline vegetation that the rules (and the river) require. If a contractor quotes your riverfront lot without asking a single question about setbacks, that's your sign to keep calling around — even if the next call isn't us.

Former timber land: rows of pines, acres of possibility

West Marion around Dunnellon and toward Romeo is thick with former planted-pine parcels, now selling as 5-to-20-acre homesites.
